A slippery floor is not a cosmetic issue. It is a fall risk, and in a workplace it is an accident waiting for a claim. Yet in most of the calls we take, the floor is not slippery despite the cleaning — it is slippery because of it.
The question people ask is almost always "what should I clean it with?". The right question is "what has already been put on it?". This article sets out the method we apply on office, retail and commercial kitchen floors in Paris: diagnosis first, appropriate chemistry second, and above all proper recovery of the dirty solution.
How to Clean a Slippery Floor?
To clean a slippery floor, first identify the cause: detergent film, grease, wax build-up or a damaged finish. Remove the residue with neutral chemistry and mechanical agitation, extract the dirty water instead of spreading it, rinse with clean water, then let the floor dry fully before reopening the area. Never apply an anti-slip product before removing the existing film.
Diagnose before you clean: why your floor is slippery
Two floors can feel identical underfoot and need opposite treatments. Before reaching for a product, two checks will point you in the right direction on roughly nine jobs out of ten.
Test 1: slippery only when wet, or slippery when dry too?
If the floor is only slippery when damp, you are probably dealing with the surface itself: too smooth, polished tile, or a finish that was never specified for that use. If the floor is slippery even when completely dry, there is almost always something on it — a product film, a wax, a maintenance "shine" coating or grease. That second case is the one cleaning actually fixes, and it is by far the most common in commercial settings.
Test 2: the control patch
Mark out roughly 50 × 50 cm in a representative area away from traffic. Clean it with warm clean water and a fresh microfibre — no product at all — changing the water as soon as it clouds. Dry it completely. If grip clearly returns on that patch while the rest still slips, the diagnosis is made: the problem is a surface deposit, not the floor covering. That is good news, because a deposit can be removed.
The 8 real causes of a slippery floor
In the order we meet them on maintenance and restoration jobs:
- Overdosed detergent. The product does not rinse away, it accumulates. The label says one cap per eight litres; three go in "to be sure".
- Dirty wash water. A bucket that is never changed stops cleaning and starts redepositing dissolved soil and product across the whole surface.
- Wrong product for the surface. A cleaner formulated for porcelain tile behaves very differently on vinyl or on calcareous stone.
- Shine products and maintenance waxes. These deliberately leave a film. Repeated without stripping, that film becomes thick, soft and slippery.
- Food grease. Typical of kitchens, canteens and food-service areas: an ordinary floor cleaner moves it around rather than removing it.
- Contaminated mop or pad. Equipment used elsewhere without decontamination carries grease or product from one zone to the next.
- Misreading "no-rinse". No-rinse means "at the correct dilution". It is not permission to overdose.
- Damaged original finish. Worn or chemically attacked sealer, lacquer or water repellent. Here cleaning will not be enough — the floor needs restoring.
Detergent residue: the number one cause of a slippery floor after cleaning
If the floor started slipping immediately after a clean, look for the film before looking anywhere else. This is the scenario behind most of the urgent calls we get following an in-house clean or a previous contractor's visit.
Why a clean-looking film is slippery
A detergent is designed to lower surface tension and release soil. When it stays on the floor instead of being removed, it keeps doing exactly what it was designed to do: reduce friction. The floor can look flawless, streak-free and spotless while remaining chemically coated. Worse, that film attracts moisture — from humidity or a single splash — and turns soapy again with every pass.
How to remove a detergent film
The logic is subtractive, not additive. Nothing new goes on the floor until the film is gone:
- Clean water alone, several passes. On a light film this is often enough. You simply have to accept going over it three or four times and changing the water every time.
- Mechanical agitation. On textured or anti-slip tile the film sits down in the profile. A brush or an appropriate pad is essential; a flat mop simply skims over the top.
- Extract, don't spread. This is the step domestic methods skip. Wet vacuum or scrubber-dryer: the dirty solution has to leave the floor, otherwise it dries in place and the film reforms.
- Strip only if necessary. When the layer is old, thick or made of stacked waxes, clean water is no longer enough. Then it becomes a strip appropriate to the covering, followed by a neutralising rinse and, if the floor calls for it, a protective finish.

In a commercial kitchen, a staff canteen, a bakery or a food-service area, the slip is almost never chemical — it is edible. And a grease film does not respond to the same treatment as a detergent film.
How to tell the difference
A detergent film is spread evenly across everything that was cleaned. A grease film is graded: heaviest around the cooking line, fryers, pass and bins, then progressively lighter with distance as shoe soles carry it outward. If the map of slippery zones reproduces the kitchen's circulation plan, it is grease.
The degreasing protocol
- Remove solid waste and food debris dry. Never start by wetting: water emulsifies the grease and spreads it.
- Apply a professional degreaser at the manufacturer's stated dilution — no more. An overdosed degreaser leaves its own film.
- Respect the contact time. This is the step most often sabotaged: people scrub immediately instead of letting the chemistry work.
- Agitate mechanically, working into the anti-slip profile of kitchen tile, which is specifically designed to hold material.
- Extract the greasy solution by wet vacuum or squeegee it to the drain. Pushing it around with a mop just redistributes it.
- Rinse with clean water to neutralise, then check visually and by touch.
- Dry fully before reopening, and adjust the frequency if the grease returns within days.
Method by floor type: what actually changes
Same slip, same symptom, different treatment. A chemistry mistake turns a reversible problem — a deposit — into permanent damage to the covering.
Ceramic and porcelain tile
The most forgiving covering, and also the one where residue hides best. Smooth tile rinses easily; textured or anti-slip tile holds the film in its profile and demands real mechanical agitation. Watch the grout too: it is porous, it absorbs product and it releases it later. A floor that turns slippery again two days after a perfect rinse usually has grout doing the talking.
Vinyl, lino and PVC
Extremely common in offices and healthcare, and the least tolerant of mistakes. The wear layer copes badly with solvents, strong alkalis and excessive abrasion: in trying to remove a wax you can attack the covering itself. These are also the floors on which shine products are used most, so the ones where film build-up is most frequent. Gentle stripping, the least aggressive pad that works, and a test patch in a corner every time.
Marble and natural stone
Here the question is no longer effectiveness but preservation. Marble, travertine and limestone are acid-sensitive: an acidic product does not merely clean, it chemically etches the surface and leaves a dull, rough appearance that no rinse will fix. On these floors we use neutral chemistry, and restoring the shine is a matter of crystallisation or honing — a trade in itself, not a step in routine cleaning.
Polished and sealed concrete
Polished concrete is almost never bare: it is the finish — lacquer, resin or protective wax — that meets your shoes. So the real question is whether you are cleaning the deposit or dissolving the protection. Concrete that turns slippery after an aggressive strip is often concrete whose sealer has been removed. Neutral chemistry, moderate agitation, and identify the finish before anything else.
Resin and poured industrial floors
The industrial look gives a false impression of chemical toughness. Depending on the system (epoxy, polyurethane, methacrylate) and its finish, tolerance to strong alkalis and solvents varies widely. On these floors the useful information is not in a generic guide — it is in the technical data sheet for the installed system. If that is unavailable, test on a hidden area before treating 400 m².
Wood and laminate flooring
Three rules: as little water as possible, a product compatible with the existing finish (lacquered, oiled or waxed are three different maintenance regimes), and no abrasion. A slippery wood floor is nearly always an over-maintained one — accumulated maintenance product or oil. The fix is a rinse suited to the finish, not a water-based strip that would swell the boards.
The 7-step professional protocol
This is the sequence we follow on site whatever the identified cause. It is deliberately slow at the start and fast at the end — the opposite of the intuitive approach.
1. Identify the covering and its finish
Before any product: what is the floor made of, and what is protecting it? That answer determines every decision after it. If nobody on site knows, we find a hidden area — under a unit, inside a service cupboard — where the original finish is intact for comparison.
2. Ask about the maintenance history
Which products, at what dilution, how often, with what equipment, and for how long? A photo of the containers in use tells us more than ten minutes of looking. This is usually where the overdose or the shine product turns up.
3. Test on a control patch
A 50 × 50 cm square away from traffic, treated with the intended method. Dry it, then assess grip and appearance. Nothing is rolled out across the full area until that test is conclusive. On a valuable floor this step is not optional.
4. Choose the least aggressive chemistry that works
Start at the bottom of the scale — clean water, then a neutral cleaner — and only escalate if the test demands it. The opposite reflex, reaching straight for stripper, saves twenty minutes and can cost a floor covering. Pad and brush selection follows the same logic: the least abrasive option that delivers, chosen against the manufacturer's actual specification rather than a universal colour rule, which does not exist.
5. Agitate mechanically
Rotary machine, scrubber-dryer or hand brush depending on surface and access. Agitation is what releases the film; chemistry alone only softens it. On textured surfaces this is the decisive step, and it is the one a mop cannot replace.
6. Extract, then rinse with clean water
The loaded solution must be pulled off the floor — wet vacuum, scrubber-dryer or squeegee to drain. Only then comes the clean-water rinse, changing the water regularly. A rinse performed with already-saturated water rinses nothing: it redilutes the film and spreads it back out.
7. Dry fully, then verify
Never judge a wet floor. Full drying, signage maintained, then verification: grip underfoot, uniform appearance, no soapy feel to a dry hand. The area is handed back after that check, not at the end of the chemical treatment.
5 myths that make a slippery floor worse
These are the five sentences we hear most often on arrival. Each one describes an action that deepens the problem.
"It's slippery, so we need an anti-slip product"
That is the reasoning backwards. If the slip comes from a film, applying an anti-slip product on top means laying a coating over an unstable layer: it will not bond and it will be gone in weeks. Remove first, protect second — never the reverse.
"More product means cleaner"
Beyond the intended dilution, extra detergent does not clean more — it stops leaving. Overdosing is the leading cause of slippery floors we see in office maintenance, and also the easiest to fix, often through a simple adjustment to the existing team's protocol.
"White vinegar works on everything"
Vinegar has genuine uses, but it is an acid. On marble, limestone, travertine, some concretes and lacquered or oiled wood, it damages the surface irreversibly. On a detergent film it offers no advantage over clean water. "Natural" does not mean "compatible with every covering".
"A supermarket anti-slip spray will sort it"
Possibly — provided you know what you are treating. Applied over a detergent film or a layer of grease it will not hold. Applied to an incompatible covering it can permanently alter the appearance. The product is not the problem; the missing diagnosis is.
"The floor is clean, so it can't be the cleaning"
A product or wax film is perfectly transparent. A floor can look immaculate and carry several accumulated layers. The eye does not detect this; a dry hand and the control-patch test do.
Safety, liability and budget
In premises used by staff or the public, a slippery floor is the operator's and employer's responsibility. Preventing same-level falls is part of workplace risk assessment, and the floor is a direct factor. Our site rules, worth applying even for in-house cleaning:
- Sign and cordon the treated area, and keep the signage up until the floor is fully dry — not until the washing stops.
- Physically isolate the zone where possible rather than relying on occupants paying attention.
- Never leave standing water: it must be vacuumed or squeegeed, not left to evaporate.
- Keep an alternative walking route clear and lit throughout the work.
- Record the intervention: date, zone, method, product and dilution. If a claim or accident report follows, that traceability protects you.
Do you need an anti-slip treatment?
Sometimes — but only after the reversible causes have been eliminated. An anti-slip treatment is justified when the covering itself does not provide the grip its use requires: polished tile in a wet area, an entrance lobby exposed to rain, a kitchen floor without the right classification. We do not quote a standard lifespan, because it depends on the substrate, the traffic, the maintenance products used afterwards and footfall. A serious treatment comes with a compatible maintenance protocol — without one, the next cleaning product will neutralise it.
What does restoring a slippery floor cost?
We do not price restoration like routine maintenance, and we do not publish a universal rate per m²: that would be dishonest, because two jobs of identical size can need one enhanced rinse or three stripping passes. The quote depends on:
- the area, the type of covering and the condition of its finish;
- the thickness and nature of the deposit (detergent, wax, grease, construction residue);
- access, furniture to be moved and the number of passes required;
- timing constraints — night, weekend or emergency work — and whether a protective finish is needed afterwards.
