The floor has just been washed. It smells clean, it is dry, it looks spotless. And yet, the moment a shoe touches it, the sole grips slightly, sometimes with that faint peeling sound everyone recognises. The natural reflex is to wash it again, with a little more product to be sure. That is precisely the move that makes things worse.
A sticky floor is almost never a dirty floor. It is a loaded floor: it still carries everything the previous washes left behind. On the office and commercial sites we take over, the scenario is nearly always the same. The premises were washed very regularly, with plenty of product and virtually no clear-water rinse. The client thinks: I clean a lot, so my floor is clean. In reality, we have ended up cleaning on top of a layer of product.
How do you remove sticky patches from floors?
A floor that is sticky after cleaning is usually coated with a dried detergent film left by overdosing, insufficient rinsing or saturated mop water. The answer is not to add product but to remove it: wash with clear water only, apply mechanical action suited to the floor covering, recover the dirty water immediately, then rinse and check on a dry area.
Before you scrub: three very different kinds of sticky
The costliest mistake in professional cleaning is not using the wrong product. It is starting treatment before identifying what is actually sticking. Three situations produce the same sensation underfoot and call for three opposite responses.
1. A dried detergent film, by far the most common case
The sensation is uniform across the whole surface, slightly greasy, with a dull appearance and dust that returns abnormally fast. That is the signature of accumulated cleaning product: every wash has added its own layer, and the floor has become a surface that holds soil instead of releasing it. The good news is that this is the easiest case to fix, and it requires no additional product.
2. Genuinely sticky residues, localised
Sugar, spilled drinks, food grease, oils, glues and adhesives, or site residue after building works. Here the stickiness is bounded: patches, trails, specific spots, in front of a coffee machine, under a vending unit, along a busy corridor. The treatment is targeted, not global. Stripping an entire office floor because of three soda spills is an economic mistake.
3. A degraded protective coating, wax or polymer at end of life
On a floor that has been protected with an emulsion, the layer ages, becomes loaded, scratches along traffic lanes and eventually turns tacky and grey. At that point no amount of washing will help: this is a job for stripping followed by re-protection. Continuing to wash a floor in that condition amounts to polishing a dead surface.
The 6 real causes, ranked by field frequency
This ranking does not come from a product data sheet. It comes from what we observe when taking over sites previously maintained by other providers or handled in-house.
1. Overdosing the product
The classic, by a wide margin. The reasoning looks sound: if a little product cleans, more will clean better. It does not. A detergent is formulated to work at a precise concentration. Beyond that, it does not lift more soil, it simply leaves behind matter that has no way of getting off the floor. If the manufacturer specifies 10 ml per litre, using 30 is not better cleaning: it is film manufacturing.
2. Missing or insufficient rinsing
The product has done its job and lifted the soil, and then it is left to dry in place with that soil still in it. This is the second half of the operation, the half almost everyone skips because the consequence is not immediately visible. A wash without recovery and rinsing is not a wash. It is a redistribution.
3. The wrong product for the floor covering
Too alkaline, too aggressive, or on the contrary a product containing agents that deliberately leave a film, which is the case with many consumer cleaners marketed as shine-enhancing or heavily perfumed. For a fragrance to linger after drying, molecules have to remain on the floor. What remains on the floor eventually sticks.
4. Historical build-up
Waxes, emulsions, successive detergents, consumer products mixed in over years and changes of provider. Nobody has ever stripped the floor, and each layer has been added on top of the last. This is the longest case to recover, because you are not fixing one bad wash, you are undoing a history.
5. Sticky residues from outside sources
Sugar and drinks in break areas, grease in kitchens and canteens, adhesives and cement laitance after building works. These are external inputs, independent of wash quality. They call for targeted treatment and often a specific product.
6. Poorly controlled mechanical action
A rotary machine used without proper recovery of the dirty water does not clean: it lifts the soil, puts it in suspension and redeposits it everywhere as it dries. On a large open-plan floor, this single mistake can turn a clean floor into a sticky one in one intervention.

This is the protocol we apply when taking over a site with sticky floors. It works just as well for a 20 sq m meeting room as for an 800 sq m open-plan floor, provided you have completed the diagnosis in the previous section.
Step 1 - Remove dust before adding water
Full vacuuming or damp sweeping. Wetting a floor covered in dry dust means making mud, which the product will then fix in place. This step is skipped on half the sites we take over.
Step 2 - Measure the dose, never pour by eye
Follow the dilution on the technical data sheet of the product in use, strictly. Depending on the formulation, dosages vary widely, roughly 5 to 20 ml per litre and sometimes more for concentrates. There is no universal dose, and that is exactly why you need a dosing device rather than a cap poured by estimate. Lukewarm water is enough in most cases: the temperature must remain compatible with both the product and the floor covering.
Step 3 - Test on a discreet area
One square metre, in a corner or under a unit. You verify how the floor reacts to the product and to the intended mechanical action before applying it across the whole surface. Thirty seconds of testing prevents four-figure refinishing bills.
Step 4 - Apply without flooding
Wet enough for the product to work, not so much that water penetrates the grout lines, seeps under vinyl sheeting or reaches a wooden floor. The surface should be damp and covered, not drowned.
Step 5 - Respect the contact time
This is the free parameter everyone neglects. Let the product act for the duration specified on the data sheet, and above all never let it dry. A product drying on the floor stops cleaning and starts depositing. On large surfaces, work zone by zone rather than opening the whole floor at once.
Step 6 - Apply the right mechanical action
On a resistant covering, a rotary machine or scrubber-dryer with the appropriate pad. One caveat: pad colour is not a universal rule, since colour codes vary between manufacturers. The principle holds regardless: a low-aggression pad for routine cleaning, a markedly more abrasive system for stripping, and always read the manufacturer documentation before choosing.
Step 7 - Recover the dirty water immediately
This is the critical step, the one that separates cleaning from moving dirt around. Wet vacuum or scrubber-dryer depending on the layout. Anything not recovered at this point will become a film again as it dries. If you remember only one step from this article, make it this one.
Step 8 - Rinse with clear water, then check
One clear-water rinse, a second if needed. We systematically prefer two proper rinses over using three times the detergent. Then let an area dry and check it by hand and by shoe sole. If it still grips, find out why before starting again: repeating the same action harder is the best way to damage a floor.
What never to do, floor covering by floor covering
This is where mistakes become expensive. A sticky floor is a reversible nuisance; a covering attacked by an unsuitable stripper is a refurbishment invoice. Identify the floor before anything else.
PVC and vinyl
Fairly tolerant, which is why people take liberties with it. The real risk is over-aggressive stripping or an unsuitable product, both of which alter the appearance and the factory protective layer. On older or mixed vinyl, test before bringing in the rotary machine.
Linoleum
Not to be confused with PVC. It is not a natural vinyl, it is a linseed-oil based material that is sensitive to strongly alkaline products. Some over-aggressive stripping regimes can dull it permanently or attack the surface. It is one of the coverings where the reach-for-the-stripper reflex does the most damage.
Ceramic tiles and grout
Generally the most robust, with two points of vigilance: the grout lines, which absorb and hold residues long after the tile itself is clean, and any natural stone, which behaves nothing like porcelain stoneware when it comes to acids. On tiles, stickiness is almost always a product film, so a rinsing problem rather than a power problem.
Polished and waxed concrete
The classic trap: it is concrete, so it must be tough. Wrong. Waxed concrete is protected by a finish, and that finish scratches, dulls and comes off. An aggressive rotary machine on it can force you to redo the finish across the whole room simply for the sake of uniformity.
Sealed wooden floors
Never to be treated like tiles. Three enemies: excess water, which travels into the joints and makes the wood move; alkaline products, which attack the sealant; and mechanical abrasion, which scratches it. Here you work with very little water, a well wrung microfibre and a product designed for sealed wood.
Resin floors
You need to know the exact system and its finish before choosing a product. Some industrial resins take an enormous amount of punishment, which does not mean that every product and every abrasive suits them. When in doubt, the applicator documentation outranks habit.
Carpet and textile floors
Stickiness almost always comes from a poorly extracted product: shampoo, spot remover, foam. The fibre stays loaded, captures dust and turns tacky and grey along traffic lanes. The danger is adding yet more product. The right answer is clear-water extraction to rinse the fibre, not an additional treatment.

Vinegar, baking soda, washing-up liquid: the verdict
These three solutions appear in almost every consumer article on the subject. Here is our professional position, without diplomacy.
White vinegar - useful, but not here
It genuinely works on certain mineral deposits, limescale in particular. But a sticky floor is not a limescale problem: limescale leaves a white, dry, sometimes crunchy veil, not a greasy sensation. Using vinegar on a detergent film means treating a problem you do not have. And on acid-sensitive materials, natural stone first among them, it is an unnecessary risk.
Baking soda - occasional use, not a strategy
It can help on an isolated stain thanks to its mild abrasiveness. But it is not a way to professionally recover an entire floor, and over a large surface it adds an extra rinsing requirement, and therefore potentially one more residue.
Hot water and washing-up liquid - the false good idea
It can work on a small greasy stain. But across 50, 100 or 200 sq m coated in accumulated detergent film it is counterproductive: washing-up liquid is a surfactant designed to be rinsed off under running water in a sink, not left to dry on a floor. Using a lot of it produces exactly what you are trying to eliminate, even more residue.
What it costs, and when stripping becomes necessary
A fair question, and an honest answer: it depends far more on the cause and the floor covering than on the surface area. Here are the orders of magnitude we see on our jobs across the Paris region.
Straightforward restoration
When the film is recent and several clear-water washes with proper recovery are enough, the cost per square metre stays modest, from a few tens of cents to a few euros per sq m depending on layout and access constraints.
Heavy intervention
As soon as you have to combine multiple passes, rotary machine, wet vacuum, stripping, substantial rinsing, re-protection, travel and out-of-hours work, the bill rises quickly. As a realistic order of magnitude, a one-off restoration job commonly sits around 30 to 50 EUR excluding VAT per labour hour, plus products, machines and site constraints. This is a one-off service, distinct from a recurring maintenance contract, which is priced differently.
The tipping point
We consider full stripping with re-protection when the film is old and multi-layered, or when several properly executed standard washes no longer genuinely improve the situation. Scrubbing for three hours with a routine product on a dead protective coating is economically absurd: you are paying for labour towards a result that will not come.
Stopping stickiness from coming back: five control points
This is the most profitable part of the article. A sticky floor is nearly always the symptom of a maintenance protocol drifting slowly out of control. Here is what we lock down in our office cleaning contracts.
1. Measured dosing, dosing equipment provided
No free pouring straight from the container. Dosing cup, pump or dilution station depending on the site. It is the point that delivers the most effect for the least effort, and the one that drifts fastest when nobody checks it.
2. The right product for the right floor
A written cleaning plan by zone, matching each floor covering to a product and a method. On a multi-covering site, stone reception, carpeted floors, tiled kitchen, standardising on a single product is a common error.
3. Systematic recovery of dirty water
Mop water must be changed before it is visibly grey. Saturated water redeposits what it has just removed, and that is the cause of stickiness returning despite correct dosing. On large surfaces, use a scrubber-dryer rather than a bucket.
4. Rinsing written into the protocol, not left to initiative
Rinsing is not an end-of-day option. It appears in the operating procedure, with its frequency, and it is checked. A floor that never receives clear water will eventually stick, however skilled the operative.
5. Field checks, not just training
An operative can know the theory perfectly and revert to bad habits the moment they work alone, at night, under time pressure. We check methods on site, not only during initial training. In addition, correctly sized entrance matting reduces incoming soil, and therefore the amount of detergent required.
