Why windows get dirty faster in Paris than elsewhere
It is not your imagination. Four factors specific to Paris buildings and Paris air accelerate soiling on glazed surfaces, and they determine the cleaning frequency you actually need.
- Fine particles and traffic soot. On a façade facing a boulevard or a busy street, the greasy film reforms within a few weeks. That carbon deposit is not water-soluble: it needs a suitable surfactant, otherwise the squeegee simply spreads it around.
- Hard water across Île-de-France. Paris tap water is hard. Washed with it, a pane dries leaving mineral deposits — the familiar white streaks. That is precisely why we work with purified water outdoors.
- Haussmann windows with glazing bars. Older glazing multiplies corners, putty lines and connecting flashings. A rushed clean leaves a grey border that becomes obvious the moment low sunlight rakes the façade. These areas need hand-drying with microfibre, corner by corner.
- Courtyards and loaded rainfall. Facing a courtyard, stagnant humidity encourages micro-organisms in the seals. Facing the street, roof run-off redeposits dirt with the very first shower if the sills were not cleaned at the same time as the glass.
Our window cleaning method, step by step
Professional window cleaning is not domestic window cleaning done faster. It is a precise sequence in which each step determines the next. Here is exactly what our agent does at your property.
1. Dry dusting and protection
The agent starts by dry-removing dust from sills, frames and corners. Wetting before dusting turns dust into mud, which redeposits on the glass as it dries. Floors and furniture beneath the window are protected.
2. Stripping frames and connecting flashings
Connecting flashings, sliding-door tracks and rebates concentrate residue. If they are not cleaned first, the next rainfall washes that dirt back down over freshly cleaned glass. This is the step low-cost jobs systematically skip.
3. Washing: applicator, surfactant, squeegee
A low-dosage ecolabelled surfactant solution is applied with a T-bar, then removed with the squeegee in overlapping passes, blade wiped between each. The squeegee is not a drying tool: it is an evacuation tool. The stroke and the angle decide the result, not the product.
4. Purified water outdoors: the zero-streak method
On exterior glazing we use purified — demineralised — water. Because it no longer carries mineral salts, it dries without leaving any deposit: the pane can be rinsed and left to air-dry, including on surfaces that cannot be hand-wiped. This is the technique that lets us clean high-level glazing properly without touching it.
5. Limescale and hard-spot treatment
Embedded limescale, paint spatter, cement or adhesive residue after building works: none of this comes off in a routine wash. It needs a descaler suited to glass, a blade at a shallow angle and immediate rinsing. We always flag pre-existing scratches and chips before starting.
6. Hand finishing and raking-light inspection
Borders, corners and seals are hand-dried with microfibre. The final check is done in raking light, from the side — the only angle that reveals residual haze. A pane that looks perfect head-on can be a failure viewed at three-quarters.

A window cleaning rate means nothing until the glazed area has been counted on both faces, frames included. A contractor who quotes a price without asking that question will revise it upward on the day.
