Finding out what window cleaning actually costs in Paris is unnecessarily difficult: most companies advertise "competitive rates" and point you to a contact form. We have taken the opposite approach. This page contains our complete price list, the exact method we use to measure a glazed surface, and the five elements that push a quote up or down.
The amounts shown are what we genuinely invoice in Paris, Hauts-de-Seine and western Yvelines. They are indicative in the sense that a final quote depends on your glazing, but they are not decorative: a written quote from us will not exceed the range published here without your prior approval.

In Paris, window cleaning costs between €4 and €12 per m² of glazed surface depending on the job. At Ménage Parfait, expect €79 including VAT as a flat fee for a studio, €89 to €149 for a three-room flat, and from €5 per m² for a house. The 50% tax credit halves these amounts for private clients.

One point few providers explain: rates in the Paris region sit on average 15% above the national average. This is not Parisian opportunism. Labour costs are higher, but the decisive factor is travel time between jobs, along with paid or impossible parking and equipment that often has to be carried up the stairs of an old building. On a one-hour job, non-billable time can reach forty minutes.
How glazed surface area is measured
This is the question that determines everything else, and the one most visitors never think to ask. The same window can be invoiced at double the price depending on the counting convention used. Here is ours, applied to every quote we issue.
- Both faces counted. A 1.5 m² window represents 3 m² of surface to treat, because it is cleaned on both sides. A provider counting a single face advertises an artificially low per-m² price and will invoice twice the square metres you expected.
- Frames, sills and tracks included. The frame, rebate, exterior sill and sliding door tracks are part of the job. They are not counted as additional surface, but they must be explicitly named in the quote.
- Surface benchmarks. A standard window is roughly 1.5 m². A French door 2 to 2.5 m². A picture window 4 to 6 m². A Velux 0.8 to 1.2 m². A studio-style glass partition 4 to 10 m² depending on the number of bays.
- Shutters are not windows. Hinged shutters, louvres and roller shutters are a separate service. If they appear on your invoice at the glazing rate without you asking for them, that is a quoting error.
A concrete example. A typical Paris three-room flat has five windows and one French door, roughly 9 m² of glazing. Counted on both faces, that is 18 m² of surface to treat, and the job lands around €110 including VAT — €55 once the tax credit is applied. That is how "€5 per m²" becomes an actual invoice figure.

For the same surface area, two quotes can differ by 40%. These are not arbitrary margins: each factor corresponds to genuine additional working time or equipment.
1. How the window opens
A casement window opening fully inwards can be cleaned on both sides from inside the room: that is the fastest case. A fixed pane, a top-hung sash or an outward-opening window forces the exterior to be reached from a balcony, a pole or a ladder. The time difference can double on the same square metre.
2. Working height
Up to the third floor, a telescopic pole fed with deionised water treats the exterior from ground level with no significant surcharge. Above that, a platform or rope access is required: this means a certified rope technician, a prevention plan, and sometimes a permit to occupy public space. It is the factor with the greatest impact on a quote, which is why these jobs always go through a free site survey.
3. Starting condition
Glass maintained quarterly cleans in a single pass. Glass left for two years on a Paris boulevard accumulates a carbon-based greasy film, ingrained limescale and sometimes construction residue. That initial deep clean requires a glass-safe descaler and a blade held at a shallow angle: expect a 20 to 40% surcharge on the first visit only, not repeated afterwards.
4. Frequency
This is the most effective lever for reducing cost per m². On a regular contract, the initial deep clean happens once: subsequent visits are faster and therefore cheaper. A quarterly contract for a private client runs up to 20% below the one-off rate, and business contracts use a sliding scale based on volume and frequency.
5. Type of glazing
A glass roof, conservatory or Velux combines sloped glazing, profiles, gutters and moss along the edges. The rate starts higher (from €8 incl. VAT per m²) because the work is not comparable to a vertical window. Conversely, an office floor with standardised glass partitions is treated very quickly per m² and attracts the lowest rate on the list.
Your real cost after the tax credit: halved
Window cleaning at a private client's home falls under France's Services à la Personne scheme. In practice, the state covers half the invoice. A €149 job actually costs you €74.50, and a €79 studio flat fee comes to €39.50.
Since URSSAF's Immediate Advance scheme became standard, you no longer front the cash either: you pay only your half at invoicing, and URSSAF pays us the remainder directly.
- No waiting until your tax return. The old system of reimbursement the following year no longer applies once the immediate advance scheme is active.
- No paperwork on your side. We activate the scheme; you simply approve each service from your URSSAF account.

Shopfronts, offices and buildings: different pricing logic
For business clients, price is no longer assessed per visit but per contract. What matters is not the unit rate but the annual cost relative to the frequency you genuinely need.
Retail shopfronts: from €5 excl. VAT / m², sliding scale above 50 m²
A shopfront on a busy Paris street soils within one to two weeks: fine particulates, handprints, splashback from run-off. The useful frequency is one to two visits per month, before opening or after closing. At that cadence the per-m² rate drops well below a one-off job, and every visit is confirmed by a signed worksheet.

Office glazing — glass partitions, interior facades, meeting rooms — is usually folded into an overall cleaning contract rather than invoiced separately. That is almost always the cheaper option, since the agent is already on site. If you are looking at office cleaning in Paris, have the glazing priced within the same specification.
Apartment buildings and managing agents: quoted after site survey
Entrance halls, stairwells, shared glazed areas and accessible facades require a specific quotation. Price depends less on surface area than on access conditions and regulatory obligations: prevention plan, professional liability certificate, rope access certification where the facade demands it. These documents are supplied to the managing agent before work begins.
Window cleaning quotes: pitfalls to avoid
We regularly take over jobs after a badly drafted quote. Here are the five situations that come up most often, and the precise question that defuses each one.
- A "from" price with no defined surface. A per-m² rate means nothing until the surface has been counted. Ask: does this price cover one face or both?
- Frames charged as an extra on the day. Insist that the quote explicitly names frames, sills and tracks. Otherwise the final invoice can exceed the estimate by 30%.
- A tax credit promised without approval. The provider must hold verifiable Services à la Personne approval. Without an approval number no reduction is possible, whatever the sales pitch.
- High-level work quoted without a survey. A quote for a fifth-floor facade given over the phone is a quote that will be revised on site. The site survey should come first, and it should be free.
- No insurance certificate. A broken pane or a disputed pre-existing chip is settled through professional liability cover. Ask for the certificate before the work, not after.
