How much does post-construction cleaning cost in Paris?
In Paris, post-construction cleaning costs between €4 and €16 excl. VAT per m² depending on the state of the premises: €4–6 for a lightly soiled site, €7–10 for a standard renovation, €12–16 after heavy works. Below 80 m², the job is priced as a flat fee starting at €350 excl. VAT (€420 incl. VAT). The per-m² rate tapers above 150 m².
How much does a post-construction cleaning cost per m²?
Post-construction cleaning is charged per square metre, depending on the condition of the site. Here are our indicative ranges:

Our rate is degressive: the larger the area to be treated, the lower the price per m². Small areas are at the top of the range, large areas at the bottom. For very small areas or highly targeted interventions, a minimum flat rate or hourly billing may apply.
Small areas: why the per-m² rate does not apply below 80 m²
This is the question we hear most often on the phone: "my flat is 45 m², so why don't I pay 45 times your per-m² rate?" The answer lies in the real cost structure. On a construction site, floor area determines only part of the time spent. Travelling across Paris with equipment, parking, the preliminary site survey, unloading the wet-and-dry vacuum, assembling the rotary machine and reloading at the end of the day account for two to three unavoidable hours, identical for 40 m² and for 400 m².
On a 500 m² floor plate those hours are diluted and the per-m² rate falls naturally. In a studio flat, they account for most of the invoice. A provider mechanically applying €5/m² to 45 m² will quote €225 — an amount that covers neither the travel, nor the social contributions for a two-person team, nor the consumables. They will end up rushing the job, invoicing unexpected extras, or both. We prefer to state the flat fee up front.

VAT at 10 % or 20 % on post-construction cleaning: what actually applies
This is the point on which the most inaccurate information circulates, including on specialist websites. Many state "VAT at 10 % if the property is more than two years old". That holds for renovation works — but post-construction cleaning invoiced separately is a service, and falls under the standard rate.
- 20 % VAT — the general case. When we invoice post-construction cleaning directly, whether the client is a private individual, a property trader or a main contractor, the applicable rate is 20 %.
- 10 % VAT — the exception. The reduced rate applies only where the cleaning is folded by the works contractor into a single global contract covering a dwelling completed more than two years ago. It then follows the rate of the main works, and it is the works contractor who invoices, not us.
- No tax credit. Despite our Services à la Personne accreditation no. 2023-433, post-construction cleaning does not qualify as routine domestic cleaning. It therefore does not give entitlement to the 50 % tax credit, unlike our regular maintenance services.

What influences your post-construction cleaning rate
- The surface area — Primary factor, with a degressive rate per m².
- The level of soiling — Light dusting does not cost the same as stripping with cement render and multiple passes.
- The type of construction — After works, renovation, new construction: each requires different treatments.
- Accessibility and levels — Floors, stairs, high windows increase the intervention time.
- Indoor and outdoor — A house with terrace and surroundings requires more than an apartment.
- Urgency and schedules — A weekend or emergency intervention may incur a surcharge.
Individuals: up to 50% savings
If you are an individual and the construction concerns your home, the domestic cleaning part of our service may entitle you to a 50% tax credit, thanks to our personal services declaration (SAP 2023-433):
- 50% of the amounts paid, up to a ceiling of 12 000 €/year per household.

Please note: the advantage concerns the domestic home cleaning part for individuals — clearance, rubble removal and travel costs are not eligible, nor are services in professional premises. For businesses, these costs are generally tax-deductible.

- Why do you display your prices when many companies do not?
For transparency. Rather than leaving you without a reference, we indicate our ranges per m² according to the condition of the site. The exact price is then confirmed after assessment, for a fair quote with no nasty surprises. - What is the average price per m² for a post-construction cleaning?
Generally count on 2 to 14 €/m² depending on the condition of the site: 2 to 4 €/m² for a lightly soiled site, 5 to 8 €/m² for a standard renovation, 9 to 14 €/m² for heavy works or new construction. The rate is degressive for large surfaces. Free quote after visit. - Is cleaning charged per m² or per hour?
Most often per m², as the surface area determines most of the work. For small surfaces or certain recurring services, such as maintaining a site base, we quote per hour or by frequency. - Does the rate decrease for large surfaces?
Yes. Our rate per m² is degressive: the larger the surface, the lower the price per m². - Is the quote chargeable?

Expect between €400 and €500 excl. VAT, or €480 to €600 incl. VAT, for a standard renovation. Below 80 m² we apply a flat fee rather than a per-m² rate, because travel, the site survey and equipment set-up do not shrink with floor area. Our minimum call-out is €350 excl. VAT (€420 incl. VAT). - Is the price shown by the estimator a firm quote?
No, it is an indicative estimate built from our real rates. The final price is confirmed after a free site survey or, for straightforward jobs, a photo assessment. The gap is usually small: the estimator already factors in floor area, site condition, type of premises and additional services. - Why are your rates not the cheapest on the market?
Because our 35 staff are permanently employed, trained and insured, and we use European Ecolabel certified products. A provider charging €2 or €3 per m² can only cover those costs by cutting time on site or working outside the social framework. On a construction site, that shows up as plaster marks on the ceiling and cement laitance on new parquet. - Do you carry out urgent work before a handover?
